What Products and Equipment Are Used to Professionally Clean a Split System Air Conditioner?

A proper split system deep clean requires more than a spray can and a filter wash. Here is an honest look at the HVAC cleaning products, low-pressure washing equipment, containment, inspection tools and checks I use to remove internal mould, dust and grime while protecting your home and air conditioner.

Professional aircon cleaning equipment

A proper split system deep clean takes more than washing the filters and spraying the front of the coil. Different parts of the air conditioner collect different types of dust, moisture, grime and residue, so I use a combination of purpose-made HVAC cleaning products, controlled washing equipment, water containment, inspection tools and operational checks.

The goal is not to use the strongest chemical or the highest water pressure possible. It is to remove accessible buildup thoroughly while protecting delicate coil fins, electrical components, plastics, walls, flooring and the rest of your home.

I clean split system air conditioners across North Brisbane, Moreton Bay and the Redcliffe Peninsula. In this guide, I will explain what I use during a professional clean, what each product or tool is designed to do, why household sprays and high-pressure cleaners are not suitable substitutes and how I inspect and verify the finished result.

I do not perform laboratory mould identification, whole-home mould remediation, refrigerant work or electrical fault diagnosis. This article is specifically about the products, equipment and controls used during my split system cleaning service.

What equipment is used for a professional split system clean?

I use a complete cleaning setup rather than relying on one chemical or one machine.

Depending on the air conditioner and its condition, the setup includes:

  • Purpose-made HVAC coil cleaner
  • A suitable hospital-grade hard-surface disinfectant or sanitising product
  • A specialised low-pressure HVAC washing system
  • A split-system wash bag and runoff hose
  • Buckets and dirty-water containment
  • Protective coverings for the wall, floor and nearby items
  • Protection around electrical components and sensitive areas
  • Inspection lighting, close-up photography and visual-access tools
  • Model-appropriate hand tools and non-abrasive brushes
  • Drainage inspection and controlled flushing equipment
  • Personal protective equipment
  • Basic operation, airflow and drainage checks before and after cleaning

The exact products and methods can change between units. An older system with brittle plastics, a lightly dusty maintenance clean and a heavily loaded fan barrel should not automatically be treated in exactly the same way.

What builds up inside a split system air conditioner?

A wall-mounted split system repeatedly draws air from the room, moves it through filters and across the indoor coil, then pushes it through the fan barrel and outlet. Over time, material from the home can collect on these internal surfaces.

What I find can include:

  • Ordinary household dust
  • Fine fibres and lint
  • Pet hair and dander
  • Pollen and outdoor particles entering the home
  • Cooking residue and airborne oils
  • Smoke or vaping residue
  • Insect debris
  • Sticky grime on the fan barrel
  • Residue and sludge around the drain tray
  • Staining and possible microbial or fungal growth

Dark material is not automatically dangerous black mould. Dust, moisture, staining, grime and microbial growth can look similar without testing. My role is to remove accessible contamination and residue from the unit, not to identify a species in a laboratory or certify the air conditioner as sterile.

Why the buildup becomes sticky

The indoor coil becomes cold during cooling and moisture condenses on it. Dust that lands on damp surfaces can adhere more firmly than dry dust sitting on a shelf.

The fan barrel can also develop a coating along its many narrow blades. Once that layer becomes sticky, a light wipe or quick spray through the outlet may remove very little of it.

Why contained wet cleaning matters

Queensland Health advises against abrasively dry-brushing suspected mould because this can release material into the air and spread it to other areas. During an internal clean, I use a controlled wet-removal and containment process rather than aggressively brushing dry buildup into the room.

Why one spray cannot do the whole job

A split system contains metal fins, plastic housings, removable filters, electrical areas, drainage components, seals and a rotating fan. One product is unlikely to be ideal for every surface and every type of buildup.

A complete cleaning process generally involves separate stages:

  1. Inspect the unit. I identify visible buildup, access limitations, age-related damage and areas that must remain dry.
  2. Remove loose material and washable components. Filters, covers and suitable removable parts are cleaned separately.
  3. Apply the correct cleaning product. HVAC cleaner helps loosen adhered dirt and grime from compatible components.
  4. Allow appropriate contact or dwell time. The cleaner needs time to work according to its instructions.
  5. Agitate where suitable. Non-abrasive tools help release material without flattening coil fins or damaging plastics.
  6. Rinse and remove the loosened soil. Controlled water flow carries the contamination into the wash bag and bucket.
  7. Sanitise compatible cleaned surfaces where appropriate. Cleaning comes first. A disinfectant or sanitiser does not replace the physical removal of dust and grime.
  8. Reassemble, test and document the result. I check operation and provide before-and-after proof.

Dirty liquid in a bucket is not proof by itself that every internal component was cleaned. The product must reach the correct surfaces, the contamination must be released and the dirty runoff must be removed from the system.

Purpose-made HVAC coil cleaner

The indoor evaporator coil is made from tightly spaced, delicate metal fins. I use a purpose-made HVAC cleaning product rather than assuming a general household degreaser, bathroom mould spray or bleach solution is suitable.

What the coil cleaner is used for

A suitable HVAC cleaner helps loosen:

  • Fine dust attached to the coil fins
  • Sticky residue and grime
  • Material around the accessible drain tray
  • Contamination in the internal airflow path
  • Buildup on compatible plastic and metal surfaces

The purpose is to make the contamination easier to rinse away. The cleaner does not magically remove dirt while leaving it sitting inside the unit.

Why I do not use ordinary household degreaser

A product can be excellent for a kitchen bench or garage floor and still be unsuitable for an air conditioner. HVAC equipment can contain:

  • Thin aluminium fins
  • Protective coil coatings
  • Painted and plated metal surfaces
  • Different plastics and seals
  • Components exposed to indoor airflow after the clean

An unsuitable chemical may leave a strong residue, damage finishes, affect plastics or require rinsing that the user did not plan for.

Dilution and dwell time matter

More chemical is not automatically better. I follow the product label and safety information for concentration, contact time, rinsing and compatible surfaces.

Using an overly concentrated product can create unnecessary residue or material risk. Using it too weakly or rinsing immediately may also reduce its ability to loosen the grime.

The coil fins still need careful handling

Chemical selection does not remove the need for controlled technique. Coil fins can bend under hard brushing, tool impact or excessive water pressure. Flattened fins may restrict airflow and are difficult to restore perfectly.

Hospital-grade disinfectant or sanitiser

After visible soil and grime have been removed, I use a suitable hospital-grade hard-surface disinfectant or sanitising product on compatible cleaned surfaces where appropriate.

This stage is separate from the main wash. Sanitiser should not be used as a shortcut around removing the dirt first.

Cleaning and sanitising are not the same thing

  • Cleaning physically removes dust, grime, residue and other soil from the surface.
  • Sanitising or disinfecting uses a suitable product on compatible surfaces after cleaning, according to its labelled purpose.

A dirty fan barrel does not become properly clean because it has been misted with disinfectant. The coating still needs to be loosened, washed and removed.

Why I am careful with mould and germ claims

Product claims must match the actual label and approved use. In Australia, claims involving fungicidal activity, specific organisms or other specialised biocidal performance can affect how a disinfectant is regulated.

For that reason, I do not make a blanket promise that one product kills every mould species, spore, virus or bacterium inside every air conditioner. I follow the product label, use it only on suitable surfaces and describe the service accurately as cleaning and sanitising accessible internal components.

Contact time and rinsing instructions matter

A disinfectant or sanitiser needs to be used according to its labelled concentration, contact time, application method and rinsing requirements. Spraying and immediately wiping a product away may not match the way it was designed to be used.

Specialised low-pressure HVAC washing equipment

I use a specialised washing system designed to provide controlled water flow for air conditioner cleaning. I do not approach the indoor coil like a driveway and blast it with a powerful domestic pressure washer.

Why controlled pressure matters

The system needs enough flow to release and carry away softened contamination, but excessive pressure can:

  • Fold or flatten coil fins
  • Force water toward electrical components
  • Drive dirt deeper into inaccessible areas
  • Damage brittle plastics or seals
  • Send contaminated water outside the wash containment
  • Create unnecessary mess inside the home

Controlled washing gives me more precision around the coil, fan barrel, drain area and internal airflow path.

Different spray patterns for different areas

A narrow, aggressive stream is not suitable for every surface. The direction, angle and spray pattern need to suit the component being cleaned.

The fan barrel has many blades across its full length. Cleaning only the centre or spraying briefly through the front may leave the ends and hidden blade surfaces loaded with grime.

Water flow removes what the chemical loosens

The washing system is not simply used to make the unit wet. It completes the removal stage by carrying loosened contamination away from the internal surfaces and into controlled runoff containment.

Split-system wash bag and dirty-water containment

Washing an indoor air conditioner without correct containment could send dirty water down the wall, onto furniture or across the floor. The wash bag is one of the most important parts of the setup.

What the wash bag does

  • Surrounds the indoor unit during washing
  • Captures runoff from the coil, fan and internal housing
  • Directs the dirty water through a hose
  • Transfers runoff into a bucket or suitable container
  • Helps protect the wall and nearby surfaces
  • Allows the internal unit to be rinsed more thoroughly

The bag needs to be fitted correctly and checked throughout the job. A loose edge, poor seal, blocked outlet or unstable hose can allow water to escape.

Why the dirty water is useful but not the whole result

Dark runoff helps show that material has been removed from the unit. However, the bucket should not be used as the only proof of quality.

I also inspect and photograph specific components before and after cleaning so the customer can see the change inside the fan barrel, coil, tray and airflow path.

Why I protect more than the wall

Depending on the room, I may also need to protect:

  • Flooring and skirting boards
  • Beds and bedroom furniture
  • Televisions and electronics
  • Curtains and blinds
  • Nearby shelves and decorations
  • Work areas below the unit

Electrical protection and property protection

Split systems contain control boards, sensors, wiring, motors, connectors and other electrical components. Their exact location and protection vary by model.

Power isolation comes before internal washing

I test the air conditioner before cleaning where possible, then switch it off and isolate it before the wet-cleaning stage.

The system is tested before the clean so that obvious existing faults, unusual noises or non-operation are not confused with the cleaning work afterwards.

The electrical area is not part of the wash zone

I identify sensitive areas and keep direct water flow away from them. Protective materials support this process, but they are not an excuse to spray carelessly toward electrical compartments.

Model condition affects the approach

Older units may have brittle clips, cracked plastics, damaged insulation, corrosion or previous repairs. I inspect the system and adapt the disassembly and washing process rather than forcing components because they are normally removable on a newer unit.

Protection is checked during the clean

Covers, cloths and containment can shift. I monitor their position and check for escaped water rather than setting them once and ignoring them for the rest of the job.

Inspection tools used to find hidden buildup

Most split systems look reasonably clean from normal standing height. The front panel and filters can hide the areas that actually need the most attention.

High-output inspection lighting

A bright inspection torch helps me look through the outlet, along the full fan barrel and into shadowed areas beneath the coil.

This can reveal:

  • Uneven fan-barrel buildup
  • Dust packed between blades
  • Residue around the discharge opening
  • Staining around the drain area
  • Damage or deterioration that was not visible from outside

Close-up camera inspection

Close-up photography helps me inspect and document areas that are awkward to view directly. It also gives the customer something more useful than being told the air conditioner was dirty.

Inspection mirrors or cameras where useful

Depending on access, a compact mirror or inspection camera can help view the underside, ends or rear-facing surfaces of internal components.

Before-and-after comparison

I try to photograph the same area from a similar angle before and after cleaning. A random photo of dirty water followed by a photo of the front cover does not clearly prove what changed internally.

Hand tools and removable-component cleaning

Safe access is a major part of a professional clean. The filter frame, front case, louvres and clips vary across brands and models.

Model-appropriate hand tools

I use suitable screwdrivers, bits and hand tools for the fasteners present rather than forcing screws with the wrong driver.

Plastic trim and clip tools

Plastic tools can help release suitable covers and clips while reducing the chance of scratching visible surfaces. They still need to be used carefully because older plastics can become brittle.

Non-abrasive brushes and detailing tools

Soft or component-appropriate brushes help loosen material from washable filters, covers, louvres and accessible plastic channels.

The tool must suit the surface. A brush suitable for a durable plastic cover may be too aggressive for thin coil fins.

Microfibre cloths and controlled wiping

Cloths are useful for outer surfaces, edges and final detailing. They are not a replacement for washing a heavily loaded fan barrel with dozens of narrow blades.

Parts organisation

Screws, caps and small clips need to be stored safely during the clean. Losing or mixing fasteners can create loose covers, rattles or poor reassembly.

Drainage inspection and controlled flushing equipment

Condensation from the indoor coil falls into the drain tray and should leave through the drain line. Dust and residue can collect in this wet area over time.

What I inspect

  • The accessible drain tray
  • Visible sludge or residue
  • The drain outlet connection
  • Whether cleaning water exits as expected
  • Obvious restrictions or slow movement
  • Signs of previous leakage

Controlled flushing where appropriate

Where access and unit condition allow, I use controlled water flow to help flush residue from the accessible drainage path and confirm that water is moving away from the unit.

Why I do not promise every leak is a blocked drain

Water leakage can also be caused by:

  • A cracked or damaged drain tray
  • Incorrect drain-pipe fall
  • A damaged or disconnected hose
  • Failed insulation
  • Ice forming on the coil
  • Installation faults
  • Concealed drainage problems inside the building

Cleaning and flushing accessible residue will not repair damaged components or incorrect installation.

Equipment used for an outdoor-unit clean

The outdoor condenser has different components and contamination from the indoor head. It may be exposed to leaves, grass clippings, dust, insects, cobwebs and weather.

Outdoor inspection

I check safe access, surrounding obstructions, visible coil condition, loose debris and the accessible fan area before cleaning.

Debris-removal tools

Loose leaves, cobwebs and material around the unit are removed carefully before washing. Pushing loose debris deeper into the coil would work against the purpose of the clean.

Controlled outdoor-coil washing

The outdoor coil is washed using controlled water flow and a suitable direction. Maximum pressure is not the goal because the condenser fins can also bend.

Suitable cleaning product where required

A compatible outdoor-coil cleaner may be used when the condition warrants it, following its label and rinsing requirements. Not every outdoor unit needs aggressive chemical cleaning.

What the outdoor clean does not include

My outdoor-unit add-on is cleaning and maintenance. It is not:

  • Refrigerant pressure testing
  • Electrical fault diagnosis
  • Compressor testing
  • Leak detection
  • Component replacement
  • A licensed refrigeration service

Personal protective equipment and chemical handling

Cleaning products and dirty runoff need to be handled responsibly. The appropriate protection depends on the product, application method and condition of the unit.

My setup may include:

  • Protective gloves
  • Eye protection
  • Suitable respiratory protection where required
  • Protective clothing
  • Closed footwear
  • Clearly labelled chemical containers
  • Product safety information and dilution controls

Products remain in labelled containers

Chemicals should not be stored in unlabelled drink bottles or containers that could be mistaken for something else.

Safety data and label directions guide use

The product label and safety data provide information about dilution, ventilation, personal protection, first aid, compatible surfaces and storage.

Ventilation and customer comfort

I consider the room, nearby occupants and ventilation during the service. Customers can remain home during a normal clean, but I need clear access to the work area and may ask people or pets to remain out of the immediate space while products and washing equipment are in use.

Maintenance checks, testing and before-and-after proof

A professional clean should not finish when the last component is rinsed. The unit needs to be reassembled and checked.

Pre-clean operation check

Where the air conditioner can be operated normally, I switch it on before cleaning and observe:

  • Whether it starts and responds to controls
  • Basic fan operation
  • Airflow from the outlet
  • Louvre movement
  • Unusual sounds or vibration
  • Visible leakage
  • Obvious existing fault indications

Drainage check during cleaning

The washing and flushing stage gives me an opportunity to observe whether water is moving through the expected drainage path.

Post-clean operation check

After the parts are dry enough for reassembly and the unit has been put back together, I restore power and test basic operation again.

I check that:

  • The unit starts
  • The fan runs normally
  • The louvres operate
  • Airflow is present across the outlet
  • No obvious water is escaping into the room
  • The casing is refitted securely
  • No new unusual sound is present

Temperature and airflow observations

Where appropriate, basic inlet and outlet temperature or airflow observations can help identify whether the unit is operating normally after cleaning. These are maintenance checks connected to the service, not refrigerant testing or technical fault diagnosis.

Before-and-after photos

I take photos of the internal condition and finished result so the customer can see what was cleaned before paying.

This is particularly useful for areas that are difficult to see once the casing and louvres are reinstalled.

What professional cleaning products and tools cannot repair

Good cleaning equipment can remove dirt-related buildup, but it cannot repair every air-conditioning problem.

Cleaning will not fix:

  • Low or leaking refrigerant
  • A failed compressor
  • Damaged fan motors
  • Electrical faults
  • A tripping breaker
  • Faulty sensors or control boards
  • Cracked drain trays
  • Incorrect drain installation
  • Crumbling insulation or internal foam
  • Broken filters, louvres or clips
  • Severe corrosion
  • A unit that is incorrectly sized for the room

Staining may remain after contamination is removed

Some older plastics and surfaces remain discoloured after the removable buildup has been cleaned away. A permanent stain does not automatically mean the surface is still covered in the same amount of grime.

Cleaning is not mould remediation for the whole home

A musty smell may come from the air conditioner, but it may also come from a wall cavity, carpet, ceiling, furniture, building leak or another moisture source. Cleaning the split system cannot correct mould or dampness elsewhere in the property.

When I recommend a technician

A suitably qualified air-conditioning technician or electrician is the correct person for fault codes, electrical smells, breaker trips, refrigerant issues, component failure or unreliable operation.

What chemical do professionals use to clean air conditioner coils?

I use a purpose-made HVAC cleaning product selected for compatible coil and internal surfaces. The correct concentration, dwell time and rinsing method depend on the product label and the condition of the unit. I do not use an ordinary household degreaser simply because it removes dirt elsewhere in the home.

Do you use bleach inside split system air conditioners?

I do not use household bleach as a general internal air conditioner cleaner. Chemicals used inside the airflow path need to be suitable for the specific components, applied according to their label and rinsed where required. Bleach can affect materials, create strong fumes and is not a substitute for physically removing buildup.

What does hospital-grade sanitiser mean?

It refers to a disinfectant classification and intended use described by the product supplier and Australian regulatory framework. The exact claims depend on the label. I use a suitable hard-surface product on compatible cleaned areas where appropriate and follow its dilution, contact-time and rinsing instructions.

Does the sanitiser kill all mould inside the air conditioner?

I do not make that blanket claim. The main service physically removes accessible mould-like buildup, dust and grime. Any fungicidal or mould-related claim must match the exact product label and approved use. Hidden contamination, permanent staining and material damage may also remain outside accessible cleaning areas.

Why clean before sanitising?

Dust and grime can shield the surface and prevent a sanitising product from reaching it evenly. Cleaning removes the physical soil first. Sanitising is a separate step and should not be used to mask or perfume dirty components.

Do you use a pressure washer inside the house?

I use specialised low-pressure HVAC washing equipment with controlled flow. It is not used like a high-powered driveway pressure washer. The pressure, direction and spray pattern are selected to clean effectively while protecting coil fins, plastics, electrical areas and the room.

How do you stop dirty water going down the wall?

I fit a split-system wash bag around the indoor unit and direct runoff through a hose into a bucket. I also protect the surrounding wall, floor and nearby items and monitor the containment throughout the washing stage.

How do you protect the electrical components?

I test the unit first where possible, switch it off, isolate it and identify the sensitive areas for that model. Electrical components are kept outside the direct wash zone and protected as part of the setup. Protective coverings support careful technique rather than replacing it.

Can high water pressure damage the coil?

Yes. The thin coil fins can bend under excessive pressure, hard brushing or tool impact. This is why controlled HVAC washing equipment and suitable spray direction matter.

How do you see the fan barrel behind the louvres?

I use bright inspection lighting and close-up camera views to inspect the accessible fan blades across the unit. Depending on the model, compact mirrors or inspection cameras may also help view awkward areas.

Do you remove the fan barrel?

My standard deep clean targets the accessible fan barrel in place using controlled access, cleaning product and washing equipment. Full fan removal is not automatically required for every unit and can involve significantly more dismantling. The approach depends on the model, condition and safe scope of the service.

Do you clean the drain line?

I inspect the accessible drain tray and drainage path and flush where appropriate as part of the clean. Cleaning cannot repair a cracked tray, damaged hose, incorrect pipe fall, failed insulation or concealed building drainage issue.

What tools are used to remove the front case and louvres?

I use model-appropriate screwdrivers, bits and plastic trim tools where suitable. Covers and louvres vary between brands, and older plastics may be brittle, so components should not be forced simply because they are removable on another model.

Do you test the air conditioner after cleaning?

Yes. I test basic operation before cleaning where possible, then reassemble and test the unit again. I check fan operation, louvre movement, airflow, obvious leakage, casing fit and unusual noises. These are cleaning-service checks, not refrigerant or electrical fault diagnosis.

Will the air conditioner be sterile after cleaning?

No responsible cleaning service should promise that a household split system is permanently sterile. The system continues to process room air after the service. My goal is to remove accessible buildup, clean and sanitise suitable surfaces and leave the unit visibly cleaner and easier to maintain.

Can you identify the exact mould species?

No. I do not provide laboratory mould identification or indoor air-quality testing. Dark buildup may contain dust, grime, staining and microbial growth. My service removes accessible contamination from the air conditioner rather than identifying its species.

Are professional products safer than DIY products?

A professional product is only safe when it is suitable for the surface and used correctly. The advantage is not simply the word professional on the bottle. It is product selection, correct dilution, protection, containment, rinsing and experience using it around sensitive air conditioner components.
