The first indoor unit costs $149. This price includes the setup that is required to work safely and cleanly inside your home, including inspecting the system, isolating power, protecting the surrounding area, setting up water containment, removing accessible parts, completing the internal clean, reassembling the unit and testing it.

The first unit carries more of the appointment setup and travel cost, which is why it costs more than additional units cleaned during the same visit.

$99 for each additional indoor unit

Every additional indoor split system at the same property is $99. The cleaning process is still detailed, but I am already at the home with the equipment, protection and cleaning setup ready.

This pricing makes multi-unit homes much better value than booking each system separately.

$49 for each outdoor unit add-on

An outdoor condenser unit clean can be added for $49 per unit where access is safe and suitable. This targets loose debris and buildup around the accessible outdoor coil and fan area.

The outdoor service is an optional add-on. It is not automatically required every time the indoor head needs cleaning, and it is not a mechanical or refrigeration service.

What about promotions?

If I am running a promotion, the discount is shown during the online booking process before you confirm your appointment. The standard prices in this guide remain the normal baseline, so the article does not become misleading when a seasonal offer ends.

Here is what the standard total looks like for common combinations. These examples do not include any temporary promotion that may be available when you book.

You see the service total while booking, before the appointment is reserved. There is no upfront payment and no card is required to choose your time.

What is included in the $149 indoor split system deep clean?

The service is designed to clean the internal airflow path, not just the parts you can easily see from the room.

The exact process can vary slightly between brands, models, ages and unit designs, but a typical clean includes:

1. Inspecting and testing the air conditioner. I check that the unit starts and operates before cleaning and note any existing faults, noises, damage or other concerns.
2. Safely isolating power. The system is switched off and isolated before internal cleaning begins.
3. Preparing and protecting the area. I protect the wall, floor and nearby furniture and install purpose-built water containment around the indoor unit.
4. Removing accessible parts. Filters, the outer case, louvres and other suitable removable pieces are taken off so they can be cleaned separately and the internals can be accessed properly.
5. Cleaning the removable components. Dust and buildup are removed from the filters, casing and louvres.

• Complete the clean
• Pack everything down and process the job

When I move to the second, third or fourth indoor unit, I am already at the home and the main equipment is ready. Each unit still receives its own inspection, dismantling, clean, reassembly and test, but the shared travel and setup cost is not repeated.

This is why it usually makes sense to clean all units that genuinely need attention in one visit rather than arranging separate appointments.

What is included in the $49 outdoor unit cleaning add-on?

The outdoor condenser releases heat from the system. Leaves, dust, grass clippings, cobwebs and other loose debris can collect around the coil and fan area, particularly when the unit sits close to gardens, fences or high-traffic outdoor spaces.

Where access is safe and the unit is suitable, the outdoor add-on generally includes:

• Inspecting the accessible condition of the outdoor unit
• Removing loose leaves, cobwebs and debris
• Cleaning the accessible outdoor coil surface
• Cleaning around the accessible fan area
• Rinsing away loosened dirt in a controlled way
• Checking that the surrounding airflow space is clear

The service does not include opening sealed refrigeration components, electrical repair, refrigerant work, pressure testing or diagnosing mechanical faults.

Why is a cheap filter-only clean different from a professional deep clean?

The phrase “air conditioner cleaning” is not a standardised description of one exact service. Two advertisements can use the same words while offering completely different levels of work.

A low-cost clean may be perfectly reasonable if it is openly sold as filter maintenance or a basic surface clean. The problem is when a quick wash is presented as though the entire indoor unit has been deep cleaned.

A cheaper service is not automatically bad, and a higher price does not automatically guarantee quality. The important question is exactly what areas will be cleaned, how the room will be protected and whether you will be shown the internal result.

What can accumulate behind apparently clean filters?

Filters catch larger dust particles before they reach the coil, but they do not create a perfectly sealed internal environment. Fine dust can pass through the mesh, move around the edges or enter when filters are not seated correctly.

Once inside, particles can collect on surfaces that regularly become damp during cooling.

A heavily coated fan barrel

The fan barrel is the long cylindrical blower behind the air outlet. It has many narrow blades, each of which can accumulate a sticky layer of grey or black buildup.

I regularly inspect units where the filters look clean but the barrel is visibly coated when viewed through the outlet with a torch. Because the fan is responsible for moving air into the room, buildup here can contribute to poor airflow, musty smells and small particles appearing around the outlet.

Dirt between and underneath the coil fins

The visible front face of the evaporator coil may look silver while dust remains between the fins, underneath the coil or toward the rear. A quick surface spray cannot always reach those deeper areas.

Residue in the drain tray

Condensation falls from the coil into the tray. Fine debris, slime and residue can collect in corners, channels and around the drain outlet. Much of the tray is partly hidden on many wall-mounted systems.

A home with three indoor units costs $347 at the standard rate, which averages about $115.67 per indoor unit. A four-unit booking costs $446, averaging $111.50 per indoor unit.

That lower average reflects the shared travel and setup, not a reduced cleaning process.

What results can you reasonably expect after a deep clean?

A professional clean should produce a visible difference where dirt and buildup were present. The exact improvement depends on the starting condition of the unit.

A visibly cleaner internal airflow path

The fan barrel, coil surface, tray, louvres and accessible plastic channels should be free from the removable dust and grime targeted during the service.

Less musty or stale air when buildup was the source

If the smell is coming from contamination inside the indoor unit, cleaning will often reduce or remove it. A responsible provider should not guarantee every odour without identifying the source, because damp walls, pests, drains, damaged insulation and electrical faults can produce smells too.

Improved airflow when dirt was restricting it

A heavily loaded filter, coil or fan barrel can restrict air movement. Cleaning may make the airflow feel stronger or more even when buildup was the cause.

Cleaning will not improve airflow caused by a failing fan motor, refrigeration fault, incorrect unit sizing, sensor problem or blocked room layout.

Less visible dust and debris around the outlet

The first indoor unit is $149 and additional indoor units at the same property are $99 each.

Whether a promotion is running

A seasonal offer may reduce the first-unit price. Any active discount is displayed before you confirm the appointment.

Access and unit suitability

The standard service assumes the indoor and outdoor units can be accessed safely using normal equipment. High wall installations, roof-mounted condensers, unsafe obstacles, confined spaces or units requiring specialised access may fall outside the normal service.

The type of air conditioner

This pricing is for standard wall-mounted split systems. Ducted systems, cassette units, floor consoles, window units, portable systems and commercial equipment require different processes and are not automatically covered by the same price.

Severe contamination or unusual conditions

Most normal residential buildup is covered by the fixed service price. A unit affected by flooding, pests, hazardous contamination, construction debris, grease-heavy commercial use or major damage may need a different specialist service or may not be suitable to clean.

Existing faults

An existing fault does not simply add a cleaning fee. It may mean the clean should not proceed until the unit has been repaired or confirmed safe to operate.

How long does air conditioner cleaning take?

I generally allocate about 45 minutes for each indoor split system and about 15 minutes for each outdoor unit add-on.

These are appointment allowances rather than guaranteed finish times. An older unit with brittle clips, awkward access or unusually heavy buildup may take longer. A straightforward, well-maintained unit may be completed sooner.

I would rather allow enough time to protect the area, clean the system properly and test it than rush through an unrealistic number of units.

Do you need to leave the house during air conditioner cleaning?

No. Most customers stay home while I complete the service.

You can continue with your day in another room. I only need clear access to the air conditioner, the area directly underneath it and a suitable path for my equipment.

Before the appointment, it helps to:

• Move small valuables and fragile items away from directly underneath the indoor unit
• Provide enough floor space for a ladder and cleaning equipment
• Keep children and pets away from the immediate work area
• Make sure outdoor units are not blocked by stored items
• Tell me about any known faults, leaks or previous damage
• Have the remote available so the system can be tested

I protect the wall, floor and surrounding area during the indoor clean. There may be normal equipment noise while the unit is being washed and tested, but you do not need to vacate the property.

When might an air conditioner deep clean not be worth it?

A deep clean should solve a cleaning problem. It should not be sold automatically when the system is too damaged, unsafe or unreliable to justify the cost.

The air conditioner is near replacement and already failing

An old unit is not automatically unworthy of cleaning. Many older systems still operate well. However, if the compressor is failing, parts are unavailable, the casing is severely brittle, corrosion is extensive or repair costs are approaching replacement cost, spending more on cleaning may not be sensible.

The main problem is mechanical or electrical

If the unit does not start, trips power, displays a fault code, makes severe mechanical noise or smells electrically burnt, cleaning should not be the first response.

The system is already internally clean

A clean, lightly used unit with no smell, no visible buildup and strong airflow may only need normal filter maintenance. I do not believe every air conditioner needs an expensive internal clean on an arbitrary schedule.

You expect cleaning to make an undersized unit cool a large room

Cleaning may restore airflow lost to dirt, but it cannot increase the designed capacity of the system. An undersized air conditioner will still struggle in the same space.

You expect a guaranteed power-bill reduction

A dirty system may work harder, and Australian Government guidance recommends keeping units and filters clean. However, no honest cleaner can guarantee a specific reduction in your bill without accounting for weather, usage, electricity rates, insulation, thermostat settings and the condition of the whole system.

How to compare air conditioner cleaning quotes properly

Do not compare only the number at the bottom of the advertisement. Compare the scope of work.

Ask each provider:

1. Is this a filter clean, surface clean or internal deep clean?
2. Will the outer casing and accessible louvres be removed?
3. Will the fan barrel be cleaned along its full accessible length?
4. Will the indoor coil be cleaned using controlled containment?
5. Will the drain tray and drain path be checked?
6. How will the wall, floor and electrical compartment be protected?
7. Will the unit be tested before and after cleaning?
8. Are before-and-after photos included?
9. Is the quoted price fixed, or are there likely add-on fees?
10. Is the provider insured?

A very cheap quote may still suit someone who only wants filters washed. It is poor value when the actual problem is a dirty fan barrel or drain tray that the service does not include.

The best-value service is not automatically the cheapest or the most expensive. It is the one whose scope matches the condition of your air conditioner and whose result you can verify.

My honest verdict on whether a $149 deep clean is worth it

For a split system with visible internal grime, musty air, a dirty fan barrel or years of buildup, I believe a proper deep clean can be good value. You are paying to access and clean areas that normal filter maintenance does not reach, while protecting the room and electrical components.

For a spotless, lightly used system, basic homeowner maintenance may be enough. For a severely damaged or failing system, your money may be better directed toward diagnosis, repair or replacement.

The easiest way to decide is to switch the system off, remove and inspect the filters, then shine a torch carefully through the air outlet. If the fan barrel and internal surfaces are clearly coated, you have a visible reason to clean it. If everything is clean and the system works normally, there may be no urgent need.
